  3. Hearing

Advices for choosing Architectural designers

Famous Architectural Designers

Pros

Being familiar with the whole process and the people working in the COA, the chance of getting a successful application is higher with these people. Their designs tend to be more accepted by the market as well.


Cons

Lacks the willingness to communicate with clients and slow to customize designs according to their needs. Tends to make canned designs basing on their own experiences.


Mid-level Architectural Designers

Pros

Reasonable pricing and respectful to clients' needs and wants


Cons

Mid-level designers might not be familiar with the zoning rules of different area. You might find it harder to get a successful application using designs from these people. A better decision would be hiring a planner


Start-up Architectural Designers

Pros

Best prices comparing with the other two. Suitable for developers with more experience who only need an architect for designs and signatures.


Cons

Start-up architects tends to be unfamiliar with city zoning rules, are inexperienced in budget control and are relatively inexperienced in the whole application process.


Start of the application

Government's Notice

Waiting time differs in each city, the usual waiting time in Toronto is around 4-6 months


Hearing Notice

Neighbors will receive notice before the hearing and can have the right to object


Neighbor's Consent

  • Application time increases by 6-12 months if a neighbor appeals

  • Appeal to TLAB if rejected in hearing

Start of the application

Do your homework

  • Do research on the biggest, tallest house in the neighborhood

  • High chance to pass application if within range and no neighbors' appeal

If you want to build the biggest house in the neighborhood

  • Hire a lawyer/ planner who is familiar with the whole process and the people working in the COA

  • Comply with city zoning rules
